Buying A House? So You Want To Work With The Listing Agent?

So you have been thinking about buying a home.  You found the neighborhood you like, and see real estate signs in many yards as you drive around.  You have your favorite real estate app up on your phone.  You finally find the home that you love and want more information.  Time to call the number on the sign.

STOP RIGHT THERE!  So You Want To Work With The Listing Agent?

I get it, that is the path of least resistance and probably the easiest way to get information about the home or even to set up a showing.  Who hired that agent to put that sign in the yard and market that home?  The seller did. When that listing agreement was signed, that listing agent agreed to represent the sellers best interests to help find the perfect buyer and terms that are going to make the seller happy.

So as you know there is a buyer and seller needed to purchase a home.  There are also sides on the Realtor side….The Buyers Agent and The Sellers Agent.  While a real estate transaction could have only one agent if both the buyer and seller agree, wouldn’t you want someone who is truly representing your needs, without and bias?  While the sale of a home may have start out with no obvious issues, that can change at any point.  What if the home inspection uncovers major issues?  What if the home does not appraise for the agreed upon sales price? What if the seller gets angry with the buyer or the other way around?

Can one Realtor truly represent both sides best interests in a one transaction? They can try very hard, but at some point it may be hard to remain a neutral party.

As a buyer always ensure that your best interests are your Realtors top priority as well.
